What permit coordination includes

Permit coordination is the end-to-end administrative and engineering work needed to get your deck legally built in the Bow Valley. Our service covers the full drawing package (site plan with setbacks, deck plan view, elevations, sections, framing plan, and connection details), the structural engineering letter required for any deck over 0.6 m off grade, the Development Permit application, the Building Permit application, the Town of Canmore Planning department coordination (or Town of Banff + Parks Canada for Banff projects), any deficiency response if the reviewer comes back with questions, inspection booking at the framing and final stages, and the final permit sign-off.

You don't visit the Planning office, you don't chase the engineer, you don't decode the Land Use Bylaw - that's what you're paying us for. This service is offered free as part of any deck we construct; the standalone fee applies only when an owner-builder or another contractor is doing the build.

Who this is for

  • Homeowners who want a code-clean, town-compliant deck permit without managing it personally
  • Owner-builders who can build the deck themselves but need professional drawings and engineering
  • Other contractors who don't have in-house drafting or engineering relationships
  • Homeowners adding a hot tub, outdoor kitchen, or other load-special feature requiring engineering
  • Anyone with a Town of Canmore stop-work order or a permit deficiency to resolve
  • Banff projects requiring Parks Canada review and Town of Banff Design Guidelines compatibility

Our process

  1. Free initial consultation. 30-minute call or site visit to confirm scope, intended use, and material choices. We confirm what permits and engineering are required.
  2. Drawing package. CAD drawings produced within 5–7 business days: site plan, deck plan, elevations, sections, framing plan, connection details. Reviewed with you before submission.
  3. Engineering letter. Coordinated with one of two licensed Alberta structural engineers we work with on standing arrangements. Stamped letter delivered with the drawing package.
  4. Submission. Town of Canmore Development Permit + Building Permit (or Town of Banff + Parks Canada). We pay any application fees and bill at cost.
  5. Deficiency response. If the reviewer comes back with questions or change requests, we handle the response - usually within 48 hours.
  6. Inspection coordination and final sign-off. We book the framing inspection and the final inspection. After final sign-off, we hand you the closed permit file for your records.

Permit scope by project type - what's actually required

Project typeTown permit requiredEngineering letter requiredCoordination fee
Free-standing deck < 0.6 m and < 10 m²None (Town of Canmore exemption)NoN/A
Attached deck, ground-levelDP + BPRecommended; not always required$850–1,100
Deck 0.6–1.8 m above gradeDP + BPYes$1,000–1,400
Deck over 1.8 m above gradeDP + BPYes, with stamped drawings$1,400–1,800
Hot tub addition to existing deckBPYes$1,200–1,600
Banff deck (any size, attached or > 0.6 m)DP + BP + Parks CanadaYes$1,500–2,400

What drives the cost

  • Project complexity - single-level on a square lot is at the low end; multi-level on a sloped Three Sisters lot with retaining walls is at the top.
  • Engineering depth - basic letter for a 1.2 m off-grade deck is $650–800; full stamped drawings for a hot tub install or second-storey rooftop $1,000–1,500.
  • Banff / Parks Canada layer - adds $500–1,200 due to the second reviewer and architectural compatibility review.
  • Heritage or hazard-overlay properties - Canmore debris-flow hazard maps (Cougar Creek), Banff Municipal Heritage Inventory - each adds review time and cost.
  • Town application fees - billed at cost; typically $350–950 for Canmore, $500–1,400 for Banff.

Bow Valley local context - what we know about the Towns

The Town of Canmore Planning department reviews deck applications under both the Land Use Bylaw (setbacks, height, lot coverage, view-corridor protection) and the Alberta Building Code Part 9 (structural, railings, stairs). Average turnaround on a complete application is 14 business days; incomplete or non-compliant submissions get bounced and can add weeks. We pre-check every package against the bylaw before submitting. Properties in the Cougar Creek and Three Sisters debris-flow hazard overlays require additional siting review - we cross-reference the Town's hazard maps before locating any pile.

For Banff, the application goes through both the Town of Banff and Parks Canada under the Canada National Parks Act, which is why timelines stretch to 3–6 weeks. The Banff townsite Design Guidelines also restrict exterior materials and stain colours; we know which Trex Transcend, TimberTech AZEK, and Sansin/Sikkens stain colourways the Town has pre-approved. Across both Towns we've maintained a 100% first-pass approval rate and a 100% final inspection pass rate since 2015. For owner-builders we offer ABC 9.23 reference guidance during construction at no extra charge.

Why choose Canmore Deck Builders for permit coordination

100% first-pass approval rate since 2015

Every Town of Canmore, Town of Banff, and Parks Canada deck permit we've submitted has been approved on first review - no resubmissions, no deficiency cycles. That's a function of pre-checking each package against the actual bylaw and code clauses before it ever crosses the reviewer's desk.

100% first-pass approval · 14-day average Canmore turnaround · zero failed final inspections

Engineering letter included, not a separate trade

We have standing arrangements with two licensed Alberta structural engineers, which means the engineering letter is part of our coordination - not something you have to source and chase separately. Single contract, single point of contact, single fixed price.

Fee waived on builds we construct

If we're also building the deck, permit coordination is included free. The standalone fee only applies when an owner-builder or another contractor is doing the build. That's our way of rewarding clients who go end-to-end with us.
